Regarding sustainable development, urban sprawl is considered the leading cause of private vehicle utilization in urban society. This escalation contributes to a significant share of greenhouse gas (GHG) emissions in Jakarta, where the motorized transport sector accounted for 46% of the city’s total emissions in 2012 and will be predicted only to achieve a marginally decreased to 43% by 2030. In addition, transit-oriented development (TOD) is considered an alternative solution to overcome this issue. Therefore, research on implementing transit-oriented development is significantly required. This research will critically assess the transit-oriented development concept in Jakarta as an alternative solution. This paper uses two types of methods, empirical analytic and theoretical analytic, as well as descriptive research. The results show that the area of the former Jakarta Kemayoran’s Airport meets the design principles of the transit-oriented Development area, where this location is ideal for becoming a transit area that is integrated with land use. This area will fulfill the eight transit-oriented development principles and provide area regeneration facilities with various exclusive designs. On the legal side, this innovation will support Jakarta as a sustainable city by regenerating the former international Airport. Therefore, with all respect to the advantages and rationalization of this initiative and the supporting law and mandatory agreement, stakeholders should support this idea’s implementation. In conclusion, this innovation shall become a complete solution for Jakarta to regenerate the former international airport area into a sustainable city.
